I have a Lease Purchase Contract Pending on a sweet piece of property on the Poudre. It is located on the "Rustic" section and combines about 10 acres with several "rustic" cabins right on the river. Being an avid paddler of the Poudre I know that camping sites are at a premium both for the weekend boaters but also for shows at the "Mish"
I envision a camp site that would allow for up to 100, perhaps 200 people on any given weekend, depending on zoning and other various logistical hurdles. There would be a general store, a disc golf course and a shuttle service that would run shuttles for boaters and for shows at the miss.
I have over twenty years experience in all phases of construction and remodeling and will be utilizing those extensive skills to "rehab" this property. I also envision building one or more "Master Quarter's" where myself and the other partners would live. I have built many custom homes in my time and have the skills, the know how and the tools to do all of this. What I am lacking presently is most of the Cash-Cash flow for the Down Payment and or the money needed to do some of the improvements over the next year in order to give it a real face lift in time for next season.
I would like to find a partner, either as a working partner with the cash to make this happen now, or a silent partner that would simply be in it for the $$$. FYI I am also a mobile/digital marketing expert and believe with the right marketing behind this project, it could be a cash cow in a year or two.
