It's cool to hear the viewpoint straight from the people that know what's up. It's pretty easy to pick something apart till you hear the other side of things, a bit of empathy never hurts.

I do think that a $250k house is a very real possibility, but the market is what it is & labor is where it's at (well, it's dropping like a freaking rock right now) so you can try but it wouldn't be built the way that Katie described, green features like spray insulation add a lot of $$ to the equation.

Development sucks, but I guess I'd rather have it done by someone who gives a crap rather than some douch from texas or cali.

Crap, got to eat my words again.

Just got back from climbing with my kids on the new boulder feature in SM. It is soooo cool to watch them grow and have options! Tonight we saw paddlers ripping it up in the hole (didn't ask if they were dirtbag or otherwise), climbers on the rock, bikers on the Midland, folks grilling in the park, and lots of happy people eating and drinking at Eddyline. No attitude, no skids. Just a good time being had by all right here in my right-wing, christian, redneck town. Thank you Selby's for having the vision and fortitude to make an already awesome place to live even better!

MCSkid, I hope that you can see a future that you believe in and be a part of making it happen as well.

Best,

Dave

This has been an interesting thread to follow. Very gratifying to see the Buzz community step up and respond the way it has.

MC, you've been countered, corrected and crushed in a variety of ways. I've resisted participating cuz I didn't want to respond to you in kind and cuz so many have been so articulate.

The one point I'd like to make to you is that you seem to have taken your own social resentments and issues and hung them on some individuals (publicly and in a mean spirited manner) in a way that is quite unrelated to the reality of who they are and what they are doing. Its yer shit, not there's, that's been exposed for all to see. You could learn from this. As one father to another, not handing off yer shit to someone else, most especially yer kids, is one of the most important lessons we can learn.

A point of clarification for those reading this who are unfamiliar with all those mentioned/attacked. Dustin is not from Vail and has never lived there. Maybe MC was referring to Dustin "owning" the hole in Vail during the Teva Games. D was born and raised in rural coastal Maine.

My "disclaimer" is that I'm Dustin's father. MC, I have no idea who you'd have me be if you met me, or on this forum for that matter. You might even take me for a "dirtbag kayaker" if you met me on the rio. So Mike, instead of running fantasys about who's who and to blame for what... I extend an offer to paddle with you on the Ark. PM me through the Buzz if yer interested. Maybe some of the other members of this very cool neighborhood and community could join us on the common ground of the rio.

Regards,

Phil Urban

"built for kayakers, by kayakers", what kayaker can pony up 400 grand, to aford that kind of morgate, i assume you have to earn in the $75,000 to $90,000 a year range and there ain't no job's in bueny that pay that much. instead they should bill it as a "out of state, trustafarian, cryaker compound", that would be much more fitting. the days of the rope are numbered, that place is gonna be a foo-foo latte/sushi bar before ya know it. seeing as all of their planning was done pre economic crash/easy money model i'm hoping that this place fails and they lose all of daddy's money. couldn't they leave us one colorado town intact. sure as hell hope they don't flaot downstream to canyon. for the love of god leave that town alone, it's way to hot and unforgiving for you trusty's.
The house your ranting about is mine. I spent a year of my life and my life savings building it with my own two hands. It's actually 2 bedrooms with a den and an accessory unit above the garage for a total of 2120 square feet. It is also one of the most energy efficient houses in the county. I spent $520,000 building it and the sale price was $465,000. I'll be losing $70,000 at that price so I've decided to raise the price to $495,000. I put about $40,000 extra in energy efficient systems and another $50,000 in upgrades. I am a class 5 kayaker and love this community. I've got great neighbors who are not "rich" and have found ways to live and work here to enjoy the outdoor recreational lifestyle. When the house sells I'll be building another home for myself, Aubrie, and our kid -IN SOUTH MAIN. And yes, the homes are a little expensive, But that is the price for custom, architecturally detailed, energy efficient built green homes. High quality costs extra. And by the way, i don't know what small midwest town your from, but here in the west, homes in the $250,000 to $500,000 range is pretty good in nicer communities. You know, if you go back to school and learn write, maybe some day you could get a decent job and could afford a house here in South Main.

If anyone cares to learn more about this whole crock of a real estate bubble, inflation, coming hard times I recommend reading two sites:
Peak Oil: Life After the Oil Crash
and
Mish's Global Economic Trend Analysis

We are witness to the greatest dislocation of wealth from the majority of citizens to the most elite 1%. Developments like South Main are founded on growing a strong sense of community and self reliance. Until these developments are able to break free of the tyrannical rule of the large banks that control our government and society they will not achieve their missions. With the extreme inflationary pressures coming, the challenges of peak oil, and real estate speculators fueled by the greed of the mega banks it is ever more important to locate oneself into a self-sufficient local focused community. I believe South Main has these qualities but I am fearful that they will not be able to move forward without the large banking powers. If they can it will be an incredible place filled with immense positive energy and spirit. If it can't move forward without massive real estate speculation it will be a less glorified community. Either way those that buy into it at this stage will be greatly rewarded. It truly is a win-win situation. I'm thankful for the smart and well thought out development vs. the sprawly and mindless greedy ticky-tacky subdivision that it could have been.

I would like to take this opportunity to publicly apologize to Katie, Jed and Dustin. I should not have made my rant into a personal attack. From all accounts they are very outstanding citizens of the community(much better than a jackass like myself). Sincerely, Mike Catura
